Hardin County Home Buying at Its Finest with Hansen Home Team

Maybe all of this time #healthyathome has made you realize that you need or want a new or larger home?! Hansen Home Team has you covered with this fun feature on home-buying (or selling) in Hardin County. Greg and Shellie Hansen have been a great team for 29 years as husband and wife, so it seemed only natural that they partner up in Real Estate as well. Recently, they’ve added a 3rd Hansen to the Team. Amanda is an absolute natural Realtor as well and brings a lot to the Team. Read on for more info and their Home Buying Checklist.

Buying a home is one of the most expensive investments you’ll make in your lifetime. We understand that and want to make sure we guide our clients through the home-buying process. From start to finish, we’re protecting their interests and safeguarding their confidential information and making sure they know that we’ll be loyal to them and disclose any material facts known to us. As Your Buyer’s Agent, our mission is pretty simple, to help you find the best home for your wants and needs and successfully get it at the best price possible.

In today’s age, with the internet making home searches easier, according to NAR (National Association of REALTORS®) research, many homebuyers spend approximately three weeks searching for homes before contacting a REALTOR®. With the abundance of information on the internet, it is even more critical to have a partnership with a Buyer’s Agent who has YOUR best interests at heart. They can guide and interpret the information on the internet, as it can definitely be overwhelming. You should expect your Buyer’s Agent to be on top of the market and provide up-to-date information on listings as they come in. They should guide you through the offer/acceptance stage, through the pending process, all the way to the closing table. After working together closely in this partnership, many of our clients become friends, and that is a great perk of being a REALTOR®!

HOME BUYING CHECKLIST:

Contact Lender & Get Pre-Qualified

Always a great first step, that way you can find out what your credit score is and how much home you can afford. Nothing is worse than falling in love with a house and losing it because someone else beat you to it, while you were getting pre-qualified.

Choose a Realtor/Realtor Team

Hansen Home Team is at your service. Whichever realtor you choose, schedule a sit-down consultation to discuss goals, a wish list and what to expect throughout your home buying process.

Schedule Showings

Be sure your realtor sets up showings around your schedule.

Create a Pros & Cons List

Narrow down your favorite houses; making a list of most important to least important home features is very helpful.

Make an Offer

Your realtor can help you make an informed offer based on current market conditions, your situation and home you are offering on.

Schedule Inspections

Important inspections to schedule include a Home Inspection, Termite Inspection and, if applicable, Septic, Fieplace and Radon.

Do Final Walkthrough

Final walkthroughs will take place a week before Closing and again before Closing to verify all repairs have been completed and no surprises have arisen (busted pipes, nothing broken, etc.).

Schedule Your Move & Transfer Utilities

Plan ahead to ease the stress, whether renting a moving truck yourself or hiring movers. Be sure to ask the seller which utility companies service your new home; you may need proof of ownership to transfer utilities over.

Closing Day

Meet at the title company to sign all the closing documents on your new home.

Move In

CONGRATULATIONS and WELCOME HOME!!
